Last Week's Biggest Sales: Huge Fancy Houses Fall Short

New, 1 comment

Listed for: $6.5M
Received: $6.285M
Size: 5-bed, 6-bath, 6,700-square-foot single-family home
Location: 285 San Anselmo Ave, St Francis Wood
The skinny: Set on one of the largest residential lots in the city, this suburban-scale six-bedroom was originally looking for $6.85 million when it listed more than a year ago. Since then, it's hopped off and back on the market and undergone a series of price chops. The final sale price undercut even the final price cut, netting $938 per square. The home itself is stunning, of course, albeit with chilled-down contemporary interiors involving lots of sharp white corners, recessed lighting, and a lacquer-shiny red kitchen—offset somewhat curiously by a pair of raw-looking tree trunks in the entry hall.

Listed for: $4.995M
Received: $4.35M
Size: 4-bed, 3.5-bath single-family home
Location: 619 Diamond St, Noe Valley
The skinny: This Victorian got a top-to-bottom makeover that introduced an open plan, expansive NanaWall windows, and the inevitable steel and wood staircase. On the main level that staircase is screened by semitransparent glass, lending a trip down the stairs the somewhat dubious allure of a peek-a-boo shower. However, the kitchen opens effortlessly onto a patio, and the vaulted ceilings upstairs make for a cozy set of bedrooms and a bathtub so irresistible looking that it makes metallic geometric wallpaper seem like a universally good idea, always.

Listed for: $3.499M
Received: $3.398M
Size: 4-bed, 3-bath, 2,971-square-foot single-family home
Location: 2800 Lake St, Sea Cliff
The skinny: After selling in March 2013 for $3.08 million, the Mediterranean at 2800 Lake landed back on the market just over a year later, looking for $491K more despite little evidence of changes. Buyers were having none of it, judging from the series of pricechops that befell its wood-trimmed interiors. After that strategy failed, the home raised its price back up to $3.398 million (reverse psychology?) and that sealed the deal.
